Healthy Homes Assessment Christchurch

A practical inspection and written Healthy Homes Report covering all five standards, with a heating-capacity calculation and clear recommendations where work is required.

$160 + GST per dwelling/report

Reports are typically provided within 24 hours of the inspection.

Know where your property stands.

MRPS assesses rental properties against the five Healthy Homes standards: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. After the inspection you receive a written Healthy Homes Report recording what we found.

The report identifies which areas meet the applicable requirements, any issues found during the inspection, remediation that may be required, and the required heating capacity for the main living area.

The report records what we observed on the day of the inspection. It is not legal advice, and responsibility for meeting the standards stays with the landlord. For the current requirements, see the official government guidance on the Tenancy Services Healthy Homes website.

What the Healthy Homes assessment covers

We review each of the five Healthy Homes standards on site and record the findings item by item, with photographs taken during the inspection.

The inspection is visual and non-invasive. Areas that cannot be safely accessed are recorded as limitations, and applicable exemptions are noted where relevant.

Heating

We assess the fixed heating in the main living area and complete the heating-capacity calculation, recording the installed heating output against the required capacity.

Insulation

We inspect ceiling and underfloor insulation where it can be safely accessed, recording the observed condition and available information such as R-values.

Ventilation

We review openable windows and doors in the living areas and bedrooms, and the kitchen and bathroom extraction or ventilation.

Moisture ingress and drainage

We review visible guttering, downpipes, drainage and moisture risks, and whether an enclosed subfloor has a ground moisture barrier where required. This is not a structural or weathertightness inspection.

Draught stopping

We check for unreasonable visible gaps or holes in walls, ceilings, windows, floors and doors that could cause noticeable draughts, and for unused open fireplaces.

Access and exemptions recorded

Areas that cannot be safely accessed are recorded in the report, along with applicable exemptions where relevant. Concealed areas are not inspected.

Smoke-alarm check included

Alongside the five standards, we check the smoke alarms in the property and record the results in your Healthy Homes Report. This is an additional check and is not one of the five Healthy Homes standards.

The check is visual and functional only. It is not an electrical inspection or a specialist certification of the alarms.

Visual inspection

Each smoke alarm is visually inspected, and observations about its positioning are noted.

Functional test

The basic operation of each alarm is tested.

Results recorded

The results of the smoke-alarm check are recorded in your Healthy Homes Report.

Decibel testing not included

Smoke-alarm sound levels are not measured in decibels.

What you receive

You receive a written Healthy Homes Report with photographic evidence, item-by-item findings and clear compliant or non-compliant results for the areas assessed. The report records the heating-capacity information, observations across the five standards, smoke-alarm checks, identified issues and any inspection limitations.

1. Findings for each of the five Healthy Homes standards.

2. The heating-capacity calculation for the main living area.

3. Issues identified during the inspection.

4. Recommended remediation where required.

5. Smoke-alarm visual and functional check results.

Reports are typically supplied within 24 hours of the inspection. Access limitations and applicable exemptions are recorded where relevant. The report records the property as found on the inspection date. It is not a certificate and does not guarantee the property will remain compliant after that date.

PRICING

Simple, fixed assessment pricing.

ASSESSMENT

$160 + GST per dwelling/report

Includes the property inspection and one Healthy Homes Report. Pricing is per dwelling and report generated, so if two separate dwellings on the same lot each need their own report, each is charged at $160 + GST.

TRAVEL

Up to 60 km return travel included

The standard price includes up to 60 km of total return travel, measured from 97 Rutherford Street, Woolston, Christchurch. Any kilometres above the included 60 km are charged at the current standard IRD mileage rate.

If work is required

Where the report identifies remediation that may be required, MRPS can provide a separate quote for the work. Remediation pricing is separate from the assessment price, and you are not required to use MRPS for remediation work.

Depending on what is needed, suitable work may be completed by our own team, with other appropriate trades coordinated where required. Related services include property maintenance, building & carpentry, painting and plastering.

We also work with property managers and provide commercial property maintenance across Christchurch.

After remediation is completed

If MRPS completes the identified remediation, we provide an updated Healthy Homes Report at no additional charge.

If you complete the work yourself, you can send us photographs of the completed work. Where the photographs clearly show the work has been completed, we can update the report at no additional charge. If they do not, we will let you know what else is needed before any return visit is arranged.

If you would like us to return to the property to reinspect the completed work, the reinspection fee is $90 + GST.
